The offer includes a project of modern apartments in a new building located in Brodarica near Šibenik, in a quiet environment and close to the sea. The project includes two smaller residential buildings, one of which is located in the first row to the sea , while the other is located in the second row to the sea . Each building will have six apartments, ensuring a smaller and more intimate residential unit. The expected completion of the works is scheduled for summer 2027.
In front of the buildings there is a landscaped beach, while nearby there are cafes, restaurants, shops and public transport. Excellent traffic connections allow quick and easy access to the city facilities of Šibenik.
Schedule and equipment
The total area of the apartments ranges from 66.77 m² to 94.18 m². When designing the apartments, emphasis was placed on quality materials, modern technical solutions and a high level of living comfort.
The exterior joinery will be made in the SCHÜCO ALU system, with thermally insulated tinted glass. All openings will be equipped with electrically controlled ALU shutters, as well as roller and side mosquito nets. Hidden shutter boxes provide a neat appearance of the facade and further emphasize the modern architecture of the building. The apartments will be heated by water underfloor heating connected to a separate heat pump, while the air conditioning of all rooms, including the bedrooms and living room, will be solved by a multisplit system from renowned manufacturers such as Mitsubishi, Panasonic, Daikin and Toshiba. The floors in the bedrooms and living room will be covered with high-quality 14 mm thick parquet, while the bathrooms will be decorated with large-format ceramics. Sanitary equipment will be provided by renowned manufacturers such as Geberit, Grohe, Hansgrohe and Tece. The bathrooms will be additionally equipped with modern bathroom elements, a mirror and integrated lighting, while built-in toilets with concealed cisterns will contribute to a clean and contemporary look. The interior doors will be made in a white matte finish, with hidden hinges and magnetic locks, while the partition walls will be made in the Knauf system. The terraces will have 3 cm thick stone covers and glass railings made of laminated safety glass 2 × 8 mm thick. Security is additionally ensured by anti-burglary and fire-resistant entrance doors, while the electrical installations will be made with modular sockets and switches from renowned manufacturers such as Vimar, TEM or similar.
Common spaces and facilities
The entrance to the buildings will be equipped with aluminum doors with electric locks, and access to the facility will be possible via video intercom, code reader or RFID chip. The common staircase will be made of stone and equipped with a modern metal railing. A UTP network installation up to the roof is planned for future telecommunications connections. The exterior of the facility will include a combination of paving stones and green areas, while the thermal facade will be made of 8–10 cm of graphite EPS or mineral wool, with a finish in accordance with the architectural solution.
The facilities will be connected to the sewerage network.
Parking
Each apartment has an outdoor parking space . For the purposes of charging electric vehicles, a cable is provided that connects each apartment to the corresponding parking space.
Location
Brodarica is a coastal village in the immediate vicinity of Šibenik, located by the sea and well-maintained beaches. Thanks to its proximity to Šibenik and good transport connections, Brodarica provides easy access to city amenities while at the same time offering a peaceful and pleasant seaside environment.
